Job Description
This role is responsible for the oversight and management of all grounds activities on Panorama’s 140+ acre campus including design and completion of new landscape, maintenance of grounds, roofs, gutters, irrigation, and refuse collection.  Our Grounds Manager provides oversight to all Grounds staff and interacts daily with Panorama residents.

DUTIES AND RESPONSIBILITIES:
  • Create master calendar for grounds maintenance activities to include ongoing maintenance schedules as well as special projects.
  • Review, delegate and ensure completion of work ordersManage special projects including new landscaping, plant removal/relocation and resident requests.  Respond to weather events as appropriate.
  • Communicate with residents regarding questions or concerns related to the grounds.
  • Collaborate with contractors on various projects including home renovations, patios, concrete work, tree removal, signage, etc.
  • Oversee irrigation and drainage system for the campus.
  • Oversee and ensure proper vehicle and tool maintenance is completed timely and accurately.
  • Ensure required supplies and tools are available to staff as needed.  Ensures the proper application of fertilizers, insecticides, fungicides, or any other chemicals essential to grounds maintenance functions.\
  • Direct the recruitment, hiring, orientation, training, development, evaluation and discipline of qualified staff.
  • Participate in annual budget preparation and administration; exercises cost control to stay within budget; approves expenditures.
  • Develop, update and implement policies and procedures; ensure consistency and compliance with applicable regulatory requirements; ensure internal guidelines are documented and understood in accordance with the standards and practices.   
  • Implement new approaches, policies, and procedures to effect continual improvements in efficiency of department and services performed. 
EDUCATION/EXPERIENCE:    
  • High school diploma/GED required.  Degree in related field preferred
  • Minimum of 3 years supervisory experience
  • Minimum of 5 years experience in horticulture, grounds maintenance and/or design. 
  • Related experience in schools, golf course, or condo/apartment complexes preferred.
